Effective date: October 29, 2026
1. Introduction
These Terms and Conditions (“Terms”) apply to snow and ice services provided by Washington Snow Removal, a division of United Services Northwest (“Company,” “we,” “us,” “our”), to you (“Customer,” “you,” “your”). By accepting a quote, signing a service agreement, scheduling service or letting us work on your property, you agree to these Terms. If you have signed a written service agreement with us, that agreement controls wherever it differs from these Terms.
2. Services
2.1 We provide snow plowing, shoveling, snow relocation, de-icing and anti-icing, roof snow removal and related winter services for homes, businesses, HOAs and other properties.
2.2 The service areas, trigger depth, prices and any special terms are set in your quote, service agreement or site map. Areas not listed there, such as roofs, decks or extra walkways, are not included unless added in writing. Email counts as writing.
2.3 Snow is moved to the stacking areas agreed for your property. Hauling snow off the property is available on request at an additional charge.
3. When we come
3.1 Plowing and shoveling start once snow reaches the trigger depth in your quote or agreement. You may request service below the trigger at your quoted rates.
3.2 We service properties in route order and, for commercial sites, by the clear-by time in the site plan. We do not guarantee a specific arrival time. During severe storms, road closures or emergency orders, service is provided as soon as it is safe and practical.
4. Snow, ice and safety
4.1 Our services reduce snow and ice hazards but do not guarantee that surfaces stay clear, dry or ice-free. New snow, refreeze, meltwater, drips from roofs and gutters, and runoff can form ice between our visits.
4.2 Between visits, you are responsible for watching your property and calling us when conditions change. You are also responsible for building-related ice sources, such as leaking gutters, downspouts and roof drips.
4.3 Our duties are limited to the areas, trigger and procedures in your quote or agreement. Nothing in these Terms excuses our own negligence or our duties under applicable law.
5. Your responsibilities
5.1 Give us safe access to the service areas, and keep vehicles, carts and other items out of them during service.
5.2 Before the first snowfall, mark curbs, sprinkler heads, landscape edges, low walls, drains and other objects that could be hidden under snow, and tell us about known hazards.
5.3 You confirm that you own the property or are authorized to order service for it.
6. De-icing materials
We use rock salt, liquid brine and ice melt. De-icing materials can mark or wear some surfaces, especially concrete less than a year old, natural stone and pavers, and can affect nearby lawns and plantings. Tell us about any surface or area that should not be treated; we will mark it as no-treat in your plan. We are not responsible for normal effects of de-icing materials applied as agreed.
7. Damage
7.1 Please report any damage you believe our crew caused as soon as possible, with photos.
7.2 We repair or pay for damage our crew caused, at our option.
7.3 We are not responsible for damage to unmarked or hidden objects, or for normal wear from snow removal, such as minor turf, gravel or bark displacement along plowed edges.
8. Prices, payment and cancellation
8.1 Prices are those in your quote or service agreement. Commercial work is billed at our published hourly rates with a 2-hour minimum per dispatch, a trip charge by zone and materials by use, unless your agreement says otherwise.
8.2 Per-visit and hourly charges are invoiced after service. Seasonal plans are paid as stated in your plan. Payment is due by the date on your invoice, and late balances may accrue interest as stated on the invoice or in your agreement.
8.3 If an undisputed invoice is not paid when due, we may suspend future service after giving you written notice and time to pay.
8.4 If you cancel a commercial visit after our crew has been dispatched, you pay the trip charge only. If you cancel a seasonal plan, completed visits are billed at the per-visit price, less what you have already paid.
9. Responsibility for claims
Each party is responsible for bodily injury, death or property damage only to the extent it is caused by its own negligence or the negligence of those it is legally responsible for. Neither party is responsible for the other’s negligence.
10. Limitation of liability
10.1 To the extent the law allows, neither party is liable for indirect, incidental, special or consequential damages, such as lost profits or loss of business, arising from the services.
10.2 For claims other than bodily injury, death or damage to property caused by our negligence, our total liability is limited to the amount you paid us for the service the claim is about.
11. Insurance
We are licensed, bonded and insured and carry general liability insurance. A certificate of insurance is available on request, and commercial customers can be named as additional insured for our work at their site.
12. Weather and events beyond our control
Neither party is liable for delays or failures (other than payment) caused by events beyond its reasonable control, such as extreme storms, road closures, fuel or material shortages, or government orders. We will tell you about significant delays and resume service as soon as practical.
13. Term and termination
13.1 Per-visit service ends when the visit is complete. Seasonal plans and commercial agreements run for the season stated in them.
13.2 Either party may end service by written notice as set in the plan or agreement, or right away if the other party materially breaches these Terms. We may stop service right away if conditions on the property are unsafe.
13.3 You remain responsible for paying for services performed before termination.
14. Website content
The text, photos, graphics and logos on this website belong to us or our licensors. You may not copy or reuse them without our written permission. Snow figures and cost estimates on this website are for general information and are not a quote.
15. Changes to these Terms
We may update these Terms by posting a new version on this page. The effective date at the top shows the latest version. Changes do not affect a signed agreement for the current season unless both parties agree in writing.
16. Governing law and disputes
16.1 These Terms are governed by the laws of the State of Washington.
16.2 Both parties will first try to resolve any dispute through good-faith discussion. If it is not resolved within 30 days, it will be submitted to binding arbitration in King County, Washington, under the rules of the American Arbitration Association or a similar arbitration body.
16.3 In any action to collect unpaid amounts or to enforce these Terms, the prevailing party may recover reasonable attorney fees and costs.
17. Severability and waiver
If any part of these Terms is found unenforceable, the rest stays in effect. Not enforcing a right at one time does not waive it.
18. Entire agreement
These Terms, together with your quote or service agreement and any site map, are the entire agreement between you and us about our services.
