Keeping You Moving. Beyond Expectations.
Community-wide deicing for homeowner associations, protecting shared roads, mailbox kiosks, and clubhouse walks from the glaze that follows a Puget Sound freeze.
HOA boards carry responsibility for common areas that residents use daily, and an untreated clubhouse walk or icy cul-de-sac quickly becomes a governance and liability problem. In Western Washington the trouble is rarely accumulation and almost always the thin, hard ice left by freezing rain on shaded interior roads. We build a treatment map that covers association-owned streets, mail kiosks, guest parking, and amenity paths so the board can show due diligence. Service is scheduled around resident routines and documented for the association's records and insurer.
Demonstrates board due diligence with documented common-area care; Keeps mail kiosks and guest parking accessible during a freeze; Protects the association from shared-liability injury claims; Prioritizes shaded interior roads where black ice hides; Coordinates timing around resident commute patterns
1) Map association streets, kiosks, amenity walks, and guest lots with the board; 2) Apply anti-icing brine to interior roads ahead of a freezing-rain forecast; 3) Spread granular deicer on clubhouse walks, mail areas, and shaded curves; 4) Provide the board a service log and revisit refreeze-prone low spots
Linear feet of association-owned roadway; Number of amenity walks, kiosks, and shared lots; Reporting detail required by the board and insurer; Scheduled seasonal contract versus per-event billing; Deicer type chosen for concrete and landscape protection
Ice control aligns with the December-through-February core season, with added visits during prolonged outflow-driven freezes common to Sound-area communities.
